Drywall Contractor in New Brunswick, NJ
Edison Drywall works on drywall in New Brunswick, NJ, the city on the southern banks of the Raritan that is home to the main campus of Rutgers.
Plaster on lath, and the patch that has to meet it
A large share of New Brunswick housing predates 1940, so original plaster is everywhere. Sometimes it sits beside a newer stud wall framed inside an old room of the same apartment. Plaster over wood lath is thicker than standard board and seldom perfectly flat, so a repair that ignores the difference shows up as a ridge or a hollow once the paint dries. We cut the damage back to firm plaster, fasten loose edges to the framing, shim the new board until it sits flush, and bridge the joint with tape and several wide, feathered coats. Our plaster repair page goes further into those methods.
Cracks that return after every paint job
A crack that reopens each time the room is painted usually means the plaster has lost its grip on the lath behind it. Filling it again changes nothing. Pulling the plaster back tight with plaster washers and screws, then covering the line with mesh tape and a setting compound, gives the repair something solid to hold on to.
Doorways, corners, and stairwells
High-traffic edges in multi-unit houses take the most abuse: knob holes behind doors, gouged outside corners, scuffed stairwell walls. Fresh corner bead and a back-blocked patch stand up far better than a smear of filler pressed over the damage.
Turnovers and repairs in rented units
Most homes in New Brunswick are rented, so much of the drywall work happens between leases or with tenants still living in the unit. Turnover work goes best as a single list: every hole, crack, and dented corner in the apartment patched and sanded in one visit, so the painter follows on a clean surface. When someone is living there, the work area is closed off with plastic, floors are covered, and sanding is done with a vacuum-connected sander. In a rental built before 1978, EPA's lead renovation rule covers paid work that disturbs paint, including work the landlord arranges, so ask the firm for its RRP certificate. Before a new lease starts, send photos of every damaged spot at once, so the written quote covers the whole unit rather than one wall at a time.
Permits in multi-unit buildings
New Jersey lets small finish repairs skip the permit process as ordinary maintenance, but that carve-out in N.J.A.C. 5:23-2.7 applies only to one- and two-family houses. That rules out many buildings in the city. For apartment buildings, mixed-use properties, and larger scopes anywhere in the city, check with the city construction office before demolition starts.
Offices, clinics, and shop fit-outs
Downtown offices, clinics, and the newer high-rise buildings near the train station are usually framed with light-gauge steel studs rather than wood, and the work is arranged through building management. A partition gets track at floor and ceiling, studs at the spacing the drawings call for, and, where the wall carries a fire rating, board and fasteners exactly as the listed assembly specifies, with each penetration firestopped. The commercial drywall page covers that side of the work.
