Test before you scrape
Acoustic texture installed before 1980 may contain asbestos. On any home of that age we recommend a lab test of a sampled chip first. If the result is positive the work belongs with a licensed abatement contractor, not with us, and we will say so.
Scrape or skim
Unpainted stipple wets down and scrapes cleanly. Painted stipple resists water and often comes off in chunks that tear face paper. On those ceilings a skim coat over the texture, or new 1/2" board laid over the existing ceiling, gives a better surface for less labor. We tell you which one your ceiling is before quoting.
Containment
Floors and walls sheeted in plastic, fixtures dropped and bagged, negative-pressure fan at the window.
Finish level
Skimmed to Level 5 because ceilings under daylight show every imperfection.
Reinstallation
Fixtures, vents, and smoke detectors reset before we leave.
